  1. Buying a home can be and should be one of the most joyous occasions you will ever experience.  It is a chance for a new start, maybe a new State and new experiences. 

    Though the home buying process can be intimidating, it does not have to be, not if you are an educated buyer. 

    Being educated means more than just knowing what features you want your new home to boast, it means being educated the financial aspects, knowing what your credit profile looks like and more importantly, knowing what a comfortable monthly payment is for you. 

    Just because a person is approved for $300,000 does not mean that they should purchase a home for $300,000.  Less is best in some cases.  When deciding to purchase a home, a great start in the process would be hiring a knowledgeable agent to represent you in your home purchase process. 

    Though some people purchase without an agent, an agent can help answer questions, find you a home that meets your needs, work with your finance company on your behalf, to a certain extent, complete the necessary documents required to purchase a home and lots more. 

    Some people think the process involves finding a home they like and putting a contract on it and the deal is done but there is a lot that goes on in between finding a home and moving in.  When purchasing a home there are important things like what kind of deed will you acquire with the purchase, are there any title issues that you need to be aware of, what type of loan programs are available, are you getting the best deal for the property and lots more questions that a qualified agent may be able to help you find answers to. 

    With foreclosures and short sales seeming to dominate the market, this is even more of a reason to have an agent on your side, looking out or your best interest.  Agents have relationships and knowledge about various loan programs, home inspectors, loan officers, and other important and instrumental aspects of your home purchase.  The job of an agent is to make your purchasing transaction as stress free as possible.  When making the decision to purchase your next home, it may be a good idea to seek the assistance of a real estate agent or broker.  They represent you and want to make sure that you are happy with your purchase for many years to come.
