Subcontractors, suppliers, and sub-subcontractors must serve a formal notice of intention to the owner declaring the subcontractors intention to file a Pennsylvania mechanics lien. The formal notice of intention must be filed at least thirty (30) days before an actual Pennsylvania construction lien claim is filed by the subcontractor.
