Are the garages included in the square footage?

No. The garages are not included in the overall square footage of the house. Square footage is calculated as livable (drywalled, painted, carpeted) square footage. It includes footage to outside framed walls (not including brick, stucco, siding etc.) and any cantilevered floor joists. Decks, courtyards, patios and verandas are not included in this square footage.
