Unfortunately, you just hit on one of the problems caused by the current crisis, and exacerbated by the declining values, and that is that the appraisers hands are being tied by the lenders, and values more and more are derived based on square footages and comparable sales. Many improvements, upgrades, or in your case, even renewable energy systems, are being ignored altogether. The only way these things can add value to the appraisal is if there were two or more homes similarly equipped that earned higher sales values compared to the other homes in the area, of the same square footage and style, that have sold. Then, perhaps, your value would increase appreciably in the appraisal. Hopefully, the value you added to your home will translate into a faster sale, or a better offer.
