Can someone kindly help with some information on purchasing a mobile home like the interest rate and lender?

I’m in the process of getting one in Rowland Heights, CA for my mother and not sure if I should proceed with the loan process using the lender that was provided by the real estate agent. The reason is because the agent seem rather clueless when I asked her some rather simple (I did assumed…) questions during the past couple of weeks working with her. Questions like why we need to pay for sales tax (supposed being told if the mobile home is being govern by DMV as mobile) while later we have to pay property tax (if it was govern by city as actual land property instead) every year after we purchase the unit (she just called & said I will pay tax and DMV registration…she sounded as if we are learning it all together makes me really worry if she actually did this before…). She’s having me to use “Home Loan Servicing, Inc.” located at “234 Marshall St., #9 Redwood City, CA 94063” pls if anyone can shed some light one this will really, really appreciates your help & guidence…..
