Does the purchase and sale agreement provide contingencies for home inspections?
The seller agrees to convey the home to the purchaser in the same condition as is noted in the Seller Disclosure Statement minus normal wear and tear. The Georgia Purchase and Sale Agreement makes provisions for the agreement to be contingent on the buyer obtaining an inspection by a licensed inspector of your choice within the agreed upon time frame set forth in the contract. It is the purchasers responsibility to have the structural and mechanical systems of the house inspected as the seller’s responsibilities cease at closing. Once the inspection is complete the purchaser and seller negotiate the correction of the defects from the inspection report within the timeframe of the inspection contingency.
