EFFECTIVE YEAR - What does "Effective Year Built" mean on the property record pages?

The "Effective Year Built" (or "effective age") is the age of the building, adjusted for significant renovations or neglect. For example if a home was built in 1983 and updated several years later with new kitchens and baths, and was well cared for, the effective age might be adjusted to 1990. Or, if the 1983 home had been badly neglected to the extent it was in much worse condition than other homes built at the same time, it might have an effective age adjusted to 1975. more
