Sprayed polyurea foam (SPF) would be the best product you can get. It works best by sealing all cracks and holes were ants and roaches crawl in. Also insulates the metal structure so cold steel doesn’t transfer the heat to you floor. And heat doesn’t cause SPF to shrink. The shrinkage is caused from the SPF chemicals being old, not mixed prior to shooting or not at the proper temp when applied. We provide roof coatings that we make called Kool Roof. You can walk barefoot on our roof structures in the middle of summer. Great stuff. You can also get DIY kits so you can spray it yourself from our supplier. Getting to electrical and plumbing is not a problem. It can be torn down by hand to get to plumbing, shoved back into place and easily re-sealed.
