Water stains in drywall will bleed through a new coat of paint if the stain isn’t properly treated. After the source of the leak has been found and repaired, and any actual damage to the drywall and underlying wood repaired, it’s easy to prepare the stained surface for painting for a good-as-new finish. Wash the stained area using a sponge and a solution of 1/4 cup trisodium phosphate (TSP) in one gallon of water. Wear rubber gloves and eye protection when working with the solution. Rinse the area with clear, warm water after leaving the TSP solution on the wall for 2 minutes. Allow the washed area to dry thoroughly. Pour the primer-sealant into the paint tray. Roll the paint roller through the primer-sealant, then roll it over the water-stained area, covering it thoroughly. Allow the primer-sealant to dry. Shellac primer will dry in about an hour. Alkyd primer will take 10 hours or more.
