Real estate agencies don’t offer percentage ownership of a property. You must buy the entire property which often is too costly or risky for most investors. Also, buying international property poses uncertainty for investors that are unfamiliar with the process in foreign countries. Y & C offers fractional ownership of property and takes care of all details of property purchase and sale. A REIT is the financial product most similar to what we offer, but there are significant differences. REIT’s are not required to invest completely in real estate (only 75% of assets) and often spread investment over hundreds or even thousands of properties. Individual investors rarely know or have control of what they actually own. This type of broad property investing can dilute returns. Further, REIT’s are commonly sold as shares (similar to stock) and many charge portfolio management fees, which we don’t.
