The seller must furnish the buyer with a merchantable title at the time of the sale (not later and not simply a promise to give the buyer a title). The buyer should never ever fork over a dime until and unless he has that valid title in his hands at the time of the sale. Bottom line: The Seller MUST furnish you with a title.  more
