Is a dealers licence necessary for mobile homes in Florida?

The most simple answer is that, if the mobile home is in a development where they are renting the land they are sitting on, and the sale includes the right to remain on that space, it’s considered a mobile vehicle and requires a special mobile home license in Florida. If the mobile home is on a regular neighborhood lot, or in a development where they own the space they are sitting on, it’s considered “real estate” and requires a Florida real estate license. If the mobile home is sitting in your driveway and needs to be relocated after the sale, it’s considered personal property and treated like the sale of a car – no license required. If you are going to be selling multiple personal property mobile homes, you will need a dealers license. I hope that helps. Good luck and best wishes.

I don’t think so. Usually Mobile Homes are considered “Personal Property,” rather than “Real Property.” They are treated like cars you live in. You don’t need a special license to sell cars, so goes mobile homes. If you are going to unload a bunch of them on your own, the total number of units sold would determine if you need a dealer’s license. Call the FL Attorney General’s office for guidance…
