Is there a property owners association?
All property owners in Spruce Creek are required to members of the Spruce Creek Property Owners Association (POA). For each parcel owned, regardless of size, shape, or value, a flat yearly POA fee is due, typically the January of each year. For 2009, the fee is $1350.00 (Per YEAR, compare that with the MONTHLY assessment of a South Florida Condo…). This pays for maintenance of the roadways, taxiways, runway, and common areas, as well as security and insurance. The POA is managed by the Spruce Creek Property Manager, hired by the POA Board. The POA Board is responsible for all maintenance and all activities in the community and is assisted by diverse committees and hired personnel.
