All property owners in Spruce Creek are required to members of the Spruce Creek Property Owners Association (POA). For each parcel owned, regardless of size, shape, or value, a flat yearly POA fee is due, typically the January of each year. This pays for maintenance of the roadways, taxiways, runway, and common areas, as well as security and insurance. The POA is managed by the Spruce Creek Property Manager, hired by the POA Board.
