The proposed community will replace The Cove’s 689 apartments with 750 for-sale residences. While this adds 61 units, the impact on traffic is reduced because for-sale residences generate less traffic than rental units, according to the Institute of Traffic Engineers, Trip Generation, 6th edition, Vol. 1 of 3 (Washington D.C.: IC 1997) and to the local traffic studies. In addition, we expect that some homes will be sold to second- or vacation-home buyers, retirees and empty nesters who may not occupy their homes on a full-time basis and who are less likely to use West Shore at peak traffic times.
