What do I need to write in Schedule 1 and 2 for an Assured Short Term Tenancy Agreement?

I’m sorry I have no clue what a schedule 1 and 2 of an AST is and I’m a lettings agent, I deal with them all day long. Do you mean the clauses of the tenancy agreement and the legal clarifications? There are only four parts that I’m aware of, 1. the information and statement of roles and terms, this includes the front page with the tenants name and address and the landlords, the rent, the start date, account details monies are to be paid to. Second section is the clauses that outline responsibilities of the tenant and the landlord. Stuff like no pets, no smoking, allow quiet enjoyment (landlord). Third section is the legal, normally refers to the Housing act that governs the Tenancy agreement. Then finally special clauses such as break cluase and addition of new items or works. If you are having trouble there should be templates available on the web. I believe Primelocation has a section designed to help landlords with a sample tenancy agreement that can be used and adapted.
