WHAT DO THE VARIOUS ZONING LETTERS AND NUMBERS MEAN ON THE ZONING MAP?
Zoning is a classification of land use that divides property into various land uses. Numbering is used to distinguish between intensity of uses within each land use category. “R” means Residential – “1” means single-family “2” means a duplex may be allowed if there is adequate lot area. Current regulations require a minimum of a 12,000 square foot lot for a duplex. Prior to 2001, the minimum lot area requirement for a two-family dwelling was 7,500 sq. ft. “3 and 4” allows more options for multiple density development depending on lot area available. The main rule of thumb is that a 6,000 sq. ft. lot is required for a single-family home, and an additional 2,000 sq. ft. for each additional dwelling unit.
