What does the zoning mean; what does the zoning allow?
All properties within the County are identified by a specific zoning designation (example R-1, or Residential One-Family) and are grouped together into zoning districts. Each zoning district has regulations that pertain to allowable uses, location, size, and height of structure, lot coverage, parking requirements, and the like. These regulations are contained in a document called the Zoning Regulations . These regulations affect all residential structures such as dwellings, home additions, fences, swimming pools, and garages, as well as all commercial structures. Additionally, it is the zoning regulations that control what you can do in specific areas of the County. For example, you normally cannot conduct a commercial business in a residential area except under limited conditions; nor can you normally have an industrial use an agricultural area.
