What happens if an Owner fails or refuses to discharge his or her obligations with regard to maintenance, cleaning, repair or replacement of items for which he or she is responsible?

RESPONSE 2: The Association may give written notice to such Owner of the Association’s intent to provide such necessary maintenance, cleaning, repair or replacement, at the sole cost and expense of such owner. [Emphasis added] This written notice will also describe the maintenance, cleaning, repairs or replacement determined to be necessary. Except in the event of emergency situations, such Owner shall have fifteen (15) days within which to complete the maintenance, cleaning, repairs or replacement in a good and workmanlike manner.
