As to performance, recent evidence indicates that the reflectivities of reflective coatings are reduced by less than 10 percent when the coating is dirty. Obviously, all roofs, coated or not, need periodic inspection and maintenance, including cleaning. Washing down a black asphalt roof will likely get rid of algae and mildew. Washing down a ProTek coated roof will increase reflectivities again, even if it is only to restore the original optimum reflectivity levels.
