What items require Planning and Land Development Approval and City Council Approval?
• Rezoning: To change the regulations and land uses that have been established. • Rezoning to a MPD (Master Planned Development): The development of land under unified control that is planned and developed as a whole in a single or programmed series of operations with uses and structures substantially related to the character of the entire development. • Final Plats: Subdivision of land. • Tier 3 Projects: Nonresidential projects over 100,000 square feet of building and/or residential projects over 100 residential units. Tier 3 projects include master plans and site plans. • Special Use: Includes utilities, transportation terminals and facilities. • Binding Lot agreement: The combination of two (2) or more adjoining subdivided lots or portions of subdivided lots. No more than four (4) lots may be bound together by this process.
