Who is responsible for building out the leased premises?

All incoming tenants are responsible for building out the leased premises. Each lease premise is a shell space with the utilities needed to operate a restaurant stubbed out to the space. These utility resources include gas, water, sewer, electric, telecommunications, and chilled and heating water for heating and cooling. Most spaces have a mechanical chase to support a tenant-installed hood system. In building out a space, the tenant would be responsible for: • Contracting with a licensed architect and engineers to design the premises and submit and revise the improvement drawings as necessary for review and approval by UCSD; • Building out the service counter and kitchen to meet current health code including installing as needed a grease trap, exhaust hood system, hot water heater, and floor sinks. • Purchasing and installing all necessary commercial quality restaurant equipment in good working condition.
