When the Cottonwood Mall opened in 1962, it was the only mall in Utah and was a popular shopping destination. Today there are multiple retail shopping areas throughout the County. Indoor malls are now on the decline as newer open-air malls such as The Gateway are being built. The old Cottonwood Mall was over 45 years old and was naturally in decline because it could not compete with other malls and retail centers with higher traffic counts. During the last years of its operation, the majority of tenants were on a percentage rent-only rent structure with GGP just trying to keep the lights on.
