Why does Ultimate Passive Income focus on real estate and not on other investment asset classes?
Real estate is the only asset class that meets all of the following criteria: 1) Investors have the ability to purchase under fair market value. Investors cannot purchase stocks, bonds, or mutual funds under fair market value. 2) Investors have the ability to personally influence value. For example, an investor can choose to remodel their property to increase its fair market value. This is not the case for paper asset classes. For example, if an investor owns 500 shares of Motorola stock, there is no amount of cell phones the investor can buy to increase the value of Motorola stock. 3) It is a tangible (hard) asset that provides a hedge against inflation. Paper asset classes (stocks, bonds, mutual funds, CD’s, money market accounts, annuities) typically do not provide a hedge against inflation. 4) It is considered safe enough to obtain an 80% purchase money loan from a bank. 5) It offers unique tax advantages.
