Land costs in Hawaii are extraordinarily high, which makes it an expensive proposition for hotel owners to develop new hotels in Honolulu and on other islands. Higher land and construction costs often mean higher room rates for guests, and the perception is that guests paying a high rate want luxury. We think there is room in Hawaii for reasonably priced midscale hotels with excellent service. As a midscale hotel chain, we work with existing owners to renovate and convert their hotels into Best Western properties. The conversion market is especially rich with occupancy in Honolulu hotels down, and we are seeing many independent hotels looking for that brand flag. Best Western this fall put its brand on an Aqua Hotels & Resorts property in Waikiki. Do you plan more Hawaii expansion? It’s certainly on our radar.
