WHY IS A SURVEY NECESSARY IN A HOME PURCHASE?
Whenever you buy a new home or an existing home a survey is part of the paperwork which is necessary. Not only is it a wise investment to obtain a survey, it is also a requirement of most lenders. That means that most institutional residential lenders will not lend money to you unless they see a survey. The purpose of the survey is to locate the boundary lines of the property and to discover if any buildings or other improvements are not within those lines. A survey will also reveal if neighboring improvements encroach onto the property to be sold. A survey will also locate easements. There are many types of surveys.
