The land uses being proposed for the area include low to medium density housing ranging from single to multiple storey detached, semi-detached and row dwellings on small allotments; group dwellings and residential apartments; supplementary community services/facilities; and the protection of flora and fauna through the incorporation of biodiversity/open space linkages. The proposed rezoning could generate up to 800-1000 homes and has the potential to increase Highbury’s population by approximately 2000-2500 people. This is in addition to current residential development off Majestic Grove, Highbury and infill development in the area. The proposed residential development will also increase the demand for local retail and community services.
