If recently installed, isnt big problem due to nj regulations. I installed new system (raised bed) sized for 6 bed house a couple of years ago in Hopewell Twp at cost of $44K. Non raised bed systems are less expensive. The good thing is that typically newer homes with septic systems have larger lots. Cost to maintane could be a few hundred of dollars every few years to thousands if repairs or replacement of laterals or tank etc are needed. (regular pumping will keep cost down and in some municipalities such as near by Montgomery are required) Some buyers will not consider a home with septic and or well water. The best way to guage the value of the home you are considering is a market analysis of other similar homes with the same features. I own 4 homes, one has septic and well. If I were buying another home there would have to be some other criteria (like a terrific view, large lot or lack of these utilities being available).
