The zoning overlay runs from Peavine Creek (Panera Bread) up N. Decatur Rd. to the Bank of America property and from the now-closed nursing home on S. Oxford Road to the Georgia Power substation on N. Oxford Road. Overall, there are just 11.4 acres of land in Emory Village. Three acres are in public-right-of-way. Two acres are in floodplain and cannot be built on. The remaining 6.4 acres include historic structures on four properties, which can only be modified for a few uses: a restaurant, or a bed and breakfast, for instance. Therefore new development can occur on just five to six acres, which translates into 45% 54% of the total land within the Village.
