Why is an inventory and schedule of condition required?
A professionally prepared inventory and schedule of condition, will confirm the state and condition of the property at the time of the commencement of the tenancy. This document protects both the tenant and the Landlord, in that lawful deductions at the end of the tenancy from the tenancy deposit can only be made by the Landlord in respect of damage to the property as properly evidenced by the inventory and schedule of condition. It is important therefore that the inventory and schedule of condition is signed and agreed by the Landlord and tenant at the commencement of the tenancy.
